<br />SPECIAL WARRANTY DEED ~~~'~ ~~ ~ s ~ ~ <br />The CITY OF GRAND ISLA2tD, NEBRASKA, a municipal carp ration, <br />herein called the Grantor, in consideration of Three Thousand Three <br />Hundred- Fifty Dollars ($3,350.00) received from Grantee, does hereby <br />grant, bargain, sell, convey, and confirm unto <br />BAVZD L. NELSON and RHONDA S. NELSON, <br />husband and-wife, as joint tenants and not as tenon*_s in Common, the <br />following described real property in Hall County, Nebraska: <br />Lot Seven (7), Block Eleven (11), Evans Addition <br />to the City of Grand Island, Hall County, Nebraska, <br />hereinafter referred to as the Premises. <br />Ta have and to hold the above described premises unto the <br />Grantees and to Grantees' heirs and assigns forever so Long as the <br />Premises is used in conformity with the Urban Renewal Plan and the <br />Community Development Plan of the City of Grand Island, and so <br />long as all of the following conditions are met: <br />1. Grantees shall develop the Premises herein conveyed for <br />commercial use in accordance with Grantees' proposal to purchase <br />said Premises, which proposal is on file with the Community <br />I~velo-p-ment Agerscy, together with the final plans for said <br />redevelopment appzaved by the Community Development Agency and chief <br />building official of t'rze City ox Grand Island, Nebraska. <br />2. Gra4nLeea shall begin ^onstruction of the improvements en <br />the Premises within six (S) months from the date of this deed of <br />conveyance, and said construction shall be completed within one (1) <br />year from the date of this deed unless completion time is waived by <br />the Director of the Community Development Agency as a result of acts <br />or conditions beyond the control of the Grantees. The commercial <br />project shall be deemed completed as of the date that the Director <br />pf Gomrqunity Development Agency finally examines the Premises and <br />finds it to Beet the requirements of the plans and specifications <br />prepos.ed, submitted and approved for the commercial development <br />pwrsuant to the Urban Renewal Plan and the Community Development <br />Plsn fox. the residential project. <br />3.
