The coverage under such policies <br />shall be limited to the improvements now ar hereafter erected on the ahove- <br />described premises. In the event any policy is not renewed on or before 10 <br />days of iCS expiration, the Mortgagee may procure insurance on the improvements, <br />pay the grernitatr therefor, and such sum shall become immediately due and payable <br />with interest at the rate of 41.SQ _por cent until paid and shall be secured by <br />this Mortgage.
