WHEREAS, Eakes Office Equipment Co. entered into a lease with the Assignor, leasing the premises described as: Lot One (1) and Two (2) in Block Sixty-One (61), Original Town of Grand Island, Hall County, Nebraska; WHEREAS, on _!~w"af" .?f, 1961, the Assignor gave to the Assignee a real es a~-temo-rtgage on the above-described property as security for payment of a note; NOW THEREFORE, in eonsi.deration of the mutual ea•Jenants herein contained and of other good and valuable consideration paid and to be paid, and in order to better secure the payment to the Assignee of the principal on such note and mortgage, with interest, the Assignor does hereby assign and transfer to the Assignee all the rents due and to become due from the mortgaged promises described above and to all rights arising from or in connection with these rents. These rights shall include, but not be limited to, the power and authority to enter upon and take possession of the mortgaged premises described above and to demand, collect and receive from the Lessees or other occupants, now or at any time in possession of the mortgaged premises described above, rents due or to become due.
