<br />REAL ESTATE MORTGAGE
<br />TRIPLE N COMPP.NY, a Nebraska general partnership, herein
<br />called the Mortgagor, in consideration of Ninety Thousand Do3lars
<br />($90,000.00), does hereby mortgage to ROBERT J. THOMAZIN, JEAN
<br />MARIE RUSSELL, and MARIE O. THOMAZIN, herein called the Mortgagees,
<br />the following-described real estate ir. Hall County, Nebraska;
<br />Lot Four (4y, Block Sixty (60), in the
<br />Original Town, now City, of Grand Island,
<br />Nebraska, together with all appurtenances
<br />and improvements located thereon, and

<br />a Lease dated April 24, 1981, between
<br />Union Pacific Railroad Company, as lessor,
<br />and Mortgagor, as lessee, demising the
<br />following described real estate:
<br />Beginning at the Northeasterly Corner of
<br />Lot 1, Block 60, said Original Town;
<br />thence Northerly for 74.2 feet along
<br />the Westerly Eight-of-Way line of Elm
<br />Street; thence Westerly for 265.00 feet
<br />along a line 74.2 feet fram and parallel
<br />with the Northerly line of Lots 1, 2, 3,
<br />and 4, Block.60, said Original Town, to
<br />a paint an the Easterly Right-af-way line
<br />of C~~burn Street; thence Southerly far
<br />74.2 feet along *_he said Easterly Right-
<br />af-Way along Cleburn Street to the Nozth-
<br />westerly Corner cf said Lot 4, Block 60,
<br />Original Town; thence Easterly far 265.0
<br />feet aiang the Northerly line of Lots 1,
<br />2, 3, and 4, Black 60, of said Original
<br />Town to the point of beginning, Hail
<br />County, Nebraska.
<br />And, the Mortgagor does hereb}~ covenant with the Mortgagees
<br />and with Mortgagee's heirs and assigns, that Mortgagor is law-
<br />fully seised of said premises, that they are free from encumbrance,
<br />that Mortgagor has good right and lawful authority to convey the
<br />same, and that Mortgagor warrants and will defend the title to
<br />said premises against the lawful claims of all persons whomsoever.
<br />This Mortgage is given to secure the payment of the principal
<br />suet of $90,000.00 and interest thereon at 12 percent per annum,
<br />payable in equal monthly installments of 51,291.24 each, begin-
<br />ning August 1 1981, and en the same day of each succeed-
<br />ing month thereafter until the full amount of principal and interest
<br />are-fully paid, according to the terms of a certain Promissory
<br />Note of even date herewith, executed by the Mortgagor to the
<br />Mortgagees, due on July 1 1991.
<br />The Mortgagor shall maintain fire, windstorm, and extended
<br />covera+~e insurance with a mortgage clause an the building on said
<br />premises in the sum of $_..100,000.00.
