<br />grant, bargain, sell, convey and confirm unto J & R ENTLRPRiS,
<br />a Nebraska Partnership, herein called the Grantee, the foll,cngs
<br />described real estate situated in Ha11 County, Nebraska:'

<br />Nebraska, more particularly described as follows: .

<br />with all the tenements, hereditataents and appurtenances thereunto
<br />belonging, unto the said Grantee and to Grantee's successors and
<br />assigns forever; and Grantor hereby covenants with the said
<br />Grantee and with Grantee's successors and assigns, that Grantor
<br />is lawfully seized of said premises, that they are free Fran
<br />encumbzance and that Grantcr has good right and lawful authority
<br />to sell the same; and Grantor hereby covenants to warrant and
<br />defend the Citle to said premises against *_he lawful claims of
