$~~- (~0300~ (2) Send written notice of each assessment to every villa owner subs®ct thereto at least ten (10) days in advance of each assessment delinquent dates and (3) impress and foreclose the lien against_ any property for which assessments are not paid within thirty (30) days after due date or to bring an action at-law against the owner personally obligated t_o pay the same; (d) The Board shall estimate the annual total expense of the Association for the ensuing year and adopt a budget therefor at the annual meeting each year. `The Budget shall include as income the assessment on each unit in the San Marcos Condominia of that unit's share of the total expense for the year to the end that each unit shall pay a monthly amount in advance which shall remain uniform through- out the year. However, this subparagr:gh shall not limit the Board's authority to increase the monthly assessment dozing the year or to make special assessments. (e) Issue or cause an appropriate officez to issue, upon demand by any person, a certificate setting forth whether or not any assessment has been paid. Reasonable charge may be made by the Board far the issuance o.f these certificates. If a certificate states that an assessment has been paid, such certificate shall be conclusive evidence of such payments; (f) Procure and maintain adequate liability and hazard insurance on the entire real estate in each San Marcos Condominium Progerty Regime and on any personal property owned by the Association; (g) Exercise all rights, duti®s and responsi- bilitica delegated to it or authorized by the Master Deed. ARTICLE VII. Officers 1. Numeration of Officers, The officers of this Association shall be a Press ent, one or more Vice Presi- dents, a Secretary and a Treflsurez, and such other officers as the Board may from time to time by resolution designate. Any two offices may be held by the same person except the offices of President and Secretary, 2. Election of Officers. The election of officers shall take place at the first meeting of the Board of Di- rectors, and each officer shall serve for one (1) year and until hie successor is duly elected and qualified. 3. Special Aggoint~nts. The Board may elect such other officers as the a airs of the Association may require, each of whom shall hold office far such period, have such authority, and perform such duties as the Board may from time to time delegate to that officer. 9. Resi ation and Removal. Any officer may be removed from o ice with or without cause by the act of the Board. Any officer may resign at any time gi~sinq written notice to the Board, the President ar the Secretary. Such resignation shall take effect on the date of receipt of such notice or at sash later time specified therein, and unless otherwise specified therein, the acceptance of such resig- nation shall not be necessary to make it effective. -3-
