<br />$~~- (~0300~ <br />(2) Send written notice of each assessment <br />to every villa owner subs®ct thereto at least ten (10) days <br />in advance of each assessment delinquent dates and <br />(3) impress and foreclose the lien against_ <br />any property for which assessments are not paid within <br />thirty (30) days after due date or to bring an action at-law <br />against the owner personally obligated t_o pay the same; <br />(d) The Board shall estimate the annual total <br />expense of the Association for the ensuing year and adopt a <br />budget therefor at the annual meeting each year. `The Budget <br />shall include as income the assessment on each unit in the <br />San Marcos Condominia of that unit's share of the total <br />expense for the year to the end that each unit shall pay a <br />monthly amount in advance which shall remain uniform through- <br />out the year. However, this subparagr:gh shall not limit <br />the Board's authority to increase the monthly assessment <br />dozing the year or to make special assessments. <br />(e) Issue or cause an appropriate officez to <br />issue, upon demand by any person, a certificate setting <br />forth whether or not any assessment has been paid. Reasonable <br />charge may be made by the Board far the issuance o.f these <br />certificates. If a certificate states that an assessment <br />has been paid, such certificate shall be conclusive evidence <br />of such payments; <br />(f) Procure and maintain adequate liability and <br />hazard insurance on the entire real estate in each San <br />Marcos Condominium Progerty Regime and on any personal <br />property owned by the Association; <br />(g) Exercise all rights, duti®s and responsi- <br />bilitica delegated to it or authorized by the Master Deed. <br />ARTICLE VII. <br />Officers <br />1. Numeration of Officers, The officers of this <br />Association shall be a Press ent, one or more Vice Presi- <br />dents, a Secretary and a Treflsurez, and such other officers <br />as the Board may from time to time by resolution designate. <br />Any two offices may be held by the same person except the <br />offices of President and Secretary, <br />2. Election of Officers. The election of officers <br />shall take place at the first meeting of the Board of Di- <br />rectors, and each officer shall serve for one (1) year and <br />until hie successor is duly elected and qualified. <br />3. Special Aggoint~nts. The Board may elect such <br />other officers as the a airs of the Association may require, <br />each of whom shall hold office far such period, have such <br />authority, and perform such duties as the Board may from <br />time to time delegate to that officer. <br />9. Resi ation and Removal. Any officer may be <br />removed from o ice with or without cause by the act of the <br />Board. Any officer may resign at any time gi~sinq written <br />notice to the Board, the President ar the Secretary. Such <br />resignation shall take effect on the date of receipt of such <br />notice or at sash later time specified therein, and unless <br />otherwise specified therein, the acceptance of such resig- <br />nation shall not be necessary to make it effective. <br />-3- <br />
