~1-f)~32850 <br />LEASE AGREEMENT ANO OPTION TO PURCHASE <br />THIS AGREEMENT entered into this ~_~ay of March, 1981, between <br />HERMAN KRUSE, Lessor, and RICK PETERS and v. DUlGLAS LEMMERMAN, d/ltya Bt-ker <br />Bar, Lessee. Lessor is the owner of the business premises commonly known as <br />221 High Street, Cairo, Nebraska, and more particularly described as follows: <br />The west one hundred (100) feet of Lot numbered six (6) and the north <br />two (2) feet of the west one hundred (100) feet of Lot numbered five (5} <br />in block numbered six (6) of the original town of Cairo, as shown by the <br />recorded plat thereof, in Hall County, Nebraska, subject to the <br />reservation contained in the warranty deed conveying the above described <br />premises recorded in book 49, at page 261 of the deed records of Hall <br />County, Nebraska, and also the pa rty wall agreement made between Henry <br />A. Stange and Dorothy M. Stange and Alfred Baasch relating to the north <br />oval'. of the building. - p <br />Lessor hereby leases to Lessee and Lessee leases from Lessor such business <br />premises with the present improvements thereon fora teen of four (4) years <br />commencing April 1, 1981 and terminating April 30, 1985. <br />The rental payable by Lessee to Lessor is as follows: <br />$110.00 per month, which sum is payable in advance, each month at <br />the Lessor's mailing address, Cairo, Nebraska. <br />Rent for the mchth comm'ncing April 1, 1481 shall be paid to the <br />Lessor upon April 1> 1981. Rent each month thereafter shall be <br />payable on the 10th day of such month, in advance, and commencing <br />May 1, 1981. - <br />The Lessee will pay for all utilities used on said premises and <br />will be responsible for promptly making any electrical and plumbing <br />repairs that might be required on the Teased premises. <br />1. The Lessee will use said premises far a restaurant and cocktail <br />lounge businesses related *_hereto. In the event that the Lessee shr~ld elect <br />to sublet all or any portion of the premise s, he shall procure the prior <br />written approval of the Lessor, but such approval shall not be reasonably <br />withheld. <br />2. The Lessee agrees to keep the leased premises in a clean and neat <br />condition at all times. He agrees to promptly remove rubbish and debris and <br />to protect the improvements on the leased premises. He agrees to remove snow <br />and ice from public-ways. <br />3. If the Lessee complies with all obligations binding upon him <br />hereunder, he shall enjoy quiet title and peaceful possession of said <br />premises. The Lessor reserves the right, for himself and iris agents, to come <br />upon the leased premises to view the same at any time and to make any <br />reasonably nece s sa ry repairs . <br />
