<br />s~~aa2~a4 <br />together with all rights, intttests, easements, Sereditaments and apputrenances thereunto belonging, the rents; issues, and <br />profits thereof and revenues and income therefrom, all improvements xnd peisonal property now or later attached thereto or <br />reasonably necessary to -he use thereof, including, but not limited Eo, ranges, refrigentors. clothes washers, clothes dryers, <br />of carpeting purchased or financee~ ~n whole or in part with loan funds, all water, water rights. and water stock pertaining <br />thereto, and all pa menu at any time owing to Borrower by virtue of any sale, lease, tnnsfer, conveyance, or condemnation <br />of any gut thereof or interest therein-all of which ue herein called "the property": <br />TO HAVE AND TO HOLD the property unto the Government and its assiar[s forever in fee simple. <br />BORROWER for Borrower's self, Borrower's heirs, executors, administrators. successors and assigns WARRANTS THE <br />TPl LE to the property to the Government a{~ainst all lawful claiou and demands whatsacvrr except any liens, encumbrances, <br />easements, reservations, of conveyances specified hereinabove, and COVENANTS AND AGREES as follows: ' <br />(1} To pay promptly whin due any indebtedness to ehe Government hereby secured and to indemnify and save harm- <br />less the Government against any loss under its insurance of payment of the note by reason of any default by Borrower. <br />Rt all times when the note is held byy an insured holder, Borrower shall continue to make payments on the note ro the C,ovttn- <br />ment, as collection agent for the holden. <br />(2} To pay to the Government such fees and other charges as may now or hereafter be required by regulations of the <br />Fumers Home Administration. <br />(3j If required by the Government, [o make additional monthly payments of 1112 of the estimated annual cues, <br />asxsamena, insuntste premiums and other chuges upon the mortgaged premises. <br />(4j Whether of not the note is insured by the Govttamenc, the Government may at any time pay any other amounts <br />required herein to be paid by Borrower and not paid by Boaov+er when due, as web as any costs and expenses for the pre- <br />atrvatiott, pio-:ection, or enforcement of this litre, as advances for the account of Borrower. AA such advances shall bear <br />interest at the me 6ornc by the no[e which has the highest interest nee. <br />(5} AH advances by the Government as described in this instrument, with interest, shall fie immedutely due and payable <br />6y Borrower xo the Government without demand at the place designated in chc latest note and shall be secured hereby. No <br />sash advance by the GovetnutenE shall relieve Borrower From breach of Borrower's covenant to pay. Such advances, with <br />interest, shall be repaid from the firs[ available collections received from Borrower.
