<br />1 $1- ~(-2685 <br />LAND CONTRACT <br />This Agreement made this first day of April, 1981, between <br />Mike GT~v~ and Marilyn 6alv~, Husband and Wife, parties ofi the first <br />part, hereinafter referred to as Sellers and Deborah Ann Ewoldt, a~sing1e <br />person, hereinafter referred to as Buyer. <br />1. Sale. Sellers agree to sell and convey to the Buyer and-the- <br />Bkyer agrees to purchase the following describeu+ real property in Hall County, <br />Nebraska, known as-415 East Sunset Street, Grand Island, Nebraska, the <br />legal description of which is: <br />The West 39.8 feet of Lot Two (2) Block Fourteen {l4) <br />and a tract of land 30 feet in width adjoining and <br />being the full length of Lot Two (2) in Block Fourteen <br />(14) on the West side thereon formerly being a part of <br />Sunset Avenue and all being in Claussen Country thew Addition <br />to the City of Grard Island, Hall County, Nebraska <br />together with all improvements and appurtenances thereto belonging. <br />Z. Purchase Price. The purchase price of the above described <br />real property is the sun bf Twenty Nine Thousand Five Hundred Dollars <br />{;;29,5{}0.00), payable as follows: <br />{a} $6,500 dorm, receipt of which Sellers hereby acknowledge. <br />{b) The balance of $23,000 is payable in the sun of 5309.35 <br />per month {which amount is based at a rate of 16% interest per annun an <br />a 30 year amortization.) The first monthly payment shall be due and payable <br />on the 1st day of May, 1981, and alike amount on the first day of each month <br />thereafter with the entire unpaid balance due and owing in full 5 years from the <br />date of the first payment, to-wit: the 1st day of May, 1986. It is understood <br />of the parties that ail monthly payments must be paid when due and that the <br />final balloon payment is payable in full on the 1st day of May, 1986. The <br />Buyer .ay p~epay the balance at any time without penalty. <br />3. Possession. Buyer stroll have possession of said property and <br />all improvements upon clasfng and payment of 56,500 on or before April 1, 1981. <br />4. Taxes and Utilities. Sellers agree to pay the 1980 artd ail prior <br />years real estate taxes and to prorate the 1981 real estate taxes based upon <br />the 196{? taxes to the date of possession. Setters further agree to ply all <br />utilities against said p:^~perty to date of possession. <br />
