<br />$1- i~(i2373 <br />SPECIAL WARRANTY DEED <br />The CITY OF GRAND ISLAND, NEBRASKA, a municipal corporation, <br />herein called the Grantor, in consideration of Nine Thousand Two- <br />Hundred Fifty Dollars ($9,250.00) received from Grantee, does hereby <br />grant, bargain, sell, convey, and confirm unto <br />CWC INVESTMENTS, <br />a general partnership, of Grand island, Nebraska, the following <br />described real property in Ha11 County, Nebraska: <br />Lots One {1), Two (2), and Three (3), J. S. C, Sub- <br />division in the City of Grand Zsland, Nebraska, <br />formerly Lets One {1} and Two (2}, Block Three {3), <br />Voitles Addition to the Gity of Grand Island, Hall <br />County, Nebraska, and the westerly forty (40) feet <br />of vacated Poplar Street adjoining the easterly <br />property line of said Lot One {i3; <br />hereinafter referred to as the Premises. <br />To have and to hold the above described premises unto the <br />Grantee and to Grantee's heirs and assigns forever sa long as the <br />Premises is used in conformity with the urban Renewal Pian and the <br />Community Development Plan of the Gity of Grand Island, and so <br />lon$ as all of the following conditions are met: <br />1. Grantee sha21 develop the Premises herein conveyed for <br />residential use in ancardance with Grantee's proposal to purchase <br />said Premises, which proposal is on file with the Community Develop- <br />taent Agency, together with the Sinai plans for said redevelopment <br />approved by the Community Development Agency and chief building <br />official of the Gity of Grand Island, Nebraska. <br />2. Grantee shall begin construction of the improvements on <br />the Premises within six. {6} months from the date of this deed of <br />conveyance, and said construction sha11 be completed within one (1} <br />year from the date of this deed unless completion time is waived by <br />tht Director of the Community Development Agency as a result of acts <br />or conditions beyond the control of the Grantee. The residential <br />project shall be deemed completed as of the date that the Director <br />of Cnity Development Agency finally examines the Premises and <br />finds it to meet the requirements of the plans and :specifications <br />propoxsd, submitted and approved for the residential developm,snt <br />
