MEMORANDGM OF LAND SALE CdNTRACT THIS MEMdRANDUM dF LAND SALE CdNTRACT made and entered into this 16 day of April , 1981, by and between RICHARD S. CA`NEE and COLLEEN f3. CAVEPdEE, husband and wife, Sellers, and GEidE T. SCHUMACHER and ANNA M. SCHUMACHER, husband and wife, Buyers. i1ITNESSETH i+7HEREAS, Sellers are the owners of: Lot Twenty-One (21), Block Two (2), Southern Acres, Addition to .the City of Grand Island, Hall County, Nebraska, which property and its appurtenances Sellers are willing to sell under certain installment sales contracts; and WHEREAS, Buyers have aareed to purchase the property, both real and personal, under a Land Sale Contract made and entered into an April 16 1981, and WHEREAS, the Land Sale Contract made and entered into of even date herewith ,'provided that the parties hereto would execute a Memorandum of Land Sale Contract contemporaneously with the exe- cution of the Land Sale Contract for the purposes of recording, Nltri, '1't1ERcr ~Rn, Ln ConSideraLlaii :.ai cite iTi lit iidi ~ii-Umise~ U~ each of the parties hereto, the follnwiny are summarized provisions of the Land Sale Contract of even date herewith included for re- recordina purposes: 1. Sellars agree to sell and convey snto Buyers and Buyers agree to purchase from Sellers *_he following described real estate and its appurtenances thereto: Lot Twenty-C7ne (21), Black Two (2), Southern Acres, Additior, to the City of Grand Island, Hall County, Nebraska. 2. Buye rS agree to say to :Se ile ra fc"Sr the abGVc deSCrlbed property the sum of Fifty-Six Thousand Twenty Five Dollars (556,025.00) as provided in the Land Sale Contract, with the sum of Twenty-Five Dollars ($7.5.00) to be paid on the date of the sign- ing of the agreement and the balance of Fifty-Six Thousand Dollars ($;6,000.00) to be paid in monthly installments of Five Hundred Ninety-Seven Dollars Sixty-Seven Cents (5597.67) per month, amortized over a period of theirty (30) days, which monthly payments includes principal and interest at the rate of Twelve and One-Ha1f~Percent (i2~8) per annum, with the first monthly payment to be paid on the first day of the month following the date of the signing of the Contract and an identical amount on the first day of each and every month thereafter. That in addition to the payment of principal and interest as set forth above, Buyers shall pay to Esorow Agent the real estate taxes for every year the Contract is in existence and insurance premiums for fire and extended coverage insurance on the property in the amount of such premiums in any one year. The payment far the real estate taxes and insurance shall beprorated over twelve {12) months of each contract year, with one-twelfth of the amount to be paid into Escrow Agent each month. 3. The cost of revenue stamps for recording the Warranty uses shall be witii~eld by Buyers from the last payment_on this Contrast.
