~~ ~3 ~} ~ ~ ~ ~ SPECIAL WARRAtITY DEED <br />The CITY OF GRAND ISLAND, NEBRASKA, a municipal corporation, <br />herein called the Grantor, in consideration of Three Thousand-Seventy <br />Dollars ($3,07Q.Q6) received from Grantee, does hereby grant, bargain, <br />sell, convey, and confirm unto <br />MOLLE HOME IMPROVEMENT, INC., <br />of Grand Island, Nebraska, a'Nebraska corporation, the following <br />described real property in Hall County, Nebraska: <br />Part of Lot Ten (IQ} of the County Subdivision of the <br />West Half of the Southwest Quarter {W~SW~) of Section <br />Ten {l0}, Township Eleven (11} North, Range Nine (9} <br />West of the 6th P.M., more particularly described as <br />follows: Commencing at a point 16Ei.52 feet West of the <br />~Nartheast comer of said Lot 1C1; thence running West <br />along and upon the North boundary line of said Lot for <br />a distance of 96.8 feet; thence running in a southeasterly <br />direction for a distance of 139.9 feet to the northerly <br />boundary line of Fifth Street in the City of Grand <br />Island, Hail County, Nebraska; thence running in a <br />northeasterly direction along the northerly boundary <br />line of said cizth Street for ~ .'.i~terce of a5 feet; <br />thence r-.mrcing in a nort:csfesterly direction for a <br />distanc€ of 9?.u feet to the place of beginning; <br />Te have and to bald the above described premises unto the <br />t~rante~s and rc, i3rgnr~~is• i,airc -~n~ a.Lsis;t2S forever .so long ~., the <br />Premises 'i.'s used ire csrnfor~ity with the urban Renevaai Plan and the <br />Community Development Plan of the City of Grand Island, and so <br />long as all of the fallowing conditions are met: <br />1. Grantees shall develop the Premises herein conveyed far <br />cost~rcial use in accordance with Grantees' proposal to purchase <br />said Premises, which proposal is on file with the Community Deveiap- <br />ment Agency, together with the final plans for said redevelopment <br />approved by the Cotmmunity Development Agency and chief building <br />official of the City of Grand Leland, Nebraska. <br />Z_ Grantees shall begin construction of r_he iatpravem=€nts on <br />the Pre~aises within six (b) months from r_he date of this deed of <br />eonveyence, and said construction shall be completed within one (lj <br />y from the date of this deed unless completion time is waived by <br />thoe Director of the Community Development Agency as a result of arcs <br />ar conditiaxts beyond the control of the i,'rantees.
