<br />Commercial National Bank and Trust Company, Personal
<br />Representative of the Estate of Olga M. Peterson, Deceased,
<br />Grantor, pursuant to the authority to sell real estate
<br />granted it under the Wili of said decedent, and in con-
<br />sideration of Thirty Two Thousand Seven Hundred Fifty
<br />Dollars ($32,750.00) received from the Grantees, does grant,
<br />bargain, sell, convey and confirm unto Larry M. Decker and
<br />Kathryn M, Decker, as joint tenants with right of survivorship
<br />and not as tenants in common, Grantees, the following described.
<br />real estate:
<br />Fractional Lot Fourteen (14) in Fractional Block
<br />Seventeen (17) in Ashton Place, an addition to the
<br />City of Grand Island, Hall County, Nebraska, except
<br />a tract deeded to the City of Grand Island, more
<br />particularly described in the Deed recorded i.ri
<br />Book 115, Page 361, in Ha11 County, Nebraska,
<br />subject to any easements and restrictions of record, together
<br />with ail the estate, right, title, interest, claim or demand
<br />whatsoever of said decedent of, in and to the same, or any
<br />part thereof.
<br />To have and to hold the above described real groperty
<br />and all tenements, hereditaments and appurtenances thereto
<br />belonging unto the Grantees and Grantees' heirs-at-law and
<br />assigns forever, and the Grantor hereby covenants that the
<br />real progerty herein described is free and clear of any lien
<br />or encumbrance caused by any claim for taxes which might be
<br />owing against the Estate of Olga M, Peterson, Deceased.
<br />Tt is the intention of all parties hereto that in the
<br />event of the death of either of the Grantees, the entire fee
<br />simple tir_7e to the real R9tate. shall vest _.. the surviving
<br />Grantee.
