TILLEY, husband and wife, herein called the Grantors, in consideration of ONE DOLLAR ($1.00} AND OTHER VALUABLE CONSIDERATION received from Grantees, do grant, bargain, sell, convey and confirm unto LORAN Td. TILLEY AND DORA KAY TILLEY, husband and wife, as joint tenants with right of 'survivor- ship, and not as tenants in common, the following-described real property in Hall County, Nebraska: A tract of land having a point of beginning at the South- west corner of the Northeast Quarter (NE'g) of Section Thirty-Two (32), Township Twelve (12) North, Range Nine (9) West of the Sixth (bth) P.M., in Hall County, Nebraska, thence North Three Hundred Thirty-Two Feet (N-332'), thence East Six Hundred Fifty-Six Feet (E-656'), thence South Three Hundred Thirty- Two Feet (5-332'), thence West Six Hundred Fifty-Six Feet (54-656') to the point of beginning, containing 5 acres, more or less, including the right of ingress and egress to said tract over and across the Northeast Quarter (NE'n) of Section Thirty-Twc (32), Township Twelve (12) North, Range "line (9) West of the Sixth (6th.). P.M., in Hall County, Nebraska. This is a perpetual ease- ment grant. To have and to hold the above-described premises, together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. And Grantors do hereby covenant with the Grantees and with their assigns and with the heirs and assigns of the survivor of them that Grantors are lawfully seised of said premises; that they are free from encumbrance, except those of record; that Grantors have good right and lawful authority to convey the same; and that Grantors warrant and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
