84- [i~i4242 <br />conditions of any other security instrument given is connection with this <br />transaction, and also the reasonable expenses o€ the Trust herein pro+rlded, <br />then the Tns tee, its successors or assigns, shall reconvey to Trustot all <br />of the Trust Property conveyed to Trustee by the Trustor. Any Bart of the <br />Trust Property may be reeonveyed, at any time, to the Trustor at the request <br />of the.Beneficiary without affecting the val3.dity and priority of the lien <br />of this Deed of Trust upon the remainder of the Taut Property. <br />18. Trustor shall be entitled to obtain from Trustee, after 10 days <br />prior written notice to Trustee and Beneficiary, deeds of reconveyance in <br />recordable form covering nay of the lots constituting a portion of the Trust <br />Property, upon payment to Beneficiary of the fallowing sums, which shall be <br />applied against the unpaid principal balance of the Note: <br />Payment in Full of Note Dated August 11, 1980 in the Original <br />Principal Amount of Two Hundred Thousand Dollars (200,000.00) <br />19. Trustor agrees that it will not without the prior written consent <br />of Beneficiary, construct or cause to be constructed any improvements upon <br />any portion of the Trust Property. <br />20. In the event that any one or more of the provisions contained in <br />this Deed of Trust, or in the Note or any other security instrument given in <br />connection with this transaction shall for any reason be held to be invalid, <br />illegal or unenforceable in any respect, such invalidity, illegality or unen- <br />forceability shall, at the option of Beneficiary, not affect any other pro- <br />vision of this Deed of Trust, but this Deed of Trust shall be construed as if <br />such invalid, illegal or unenforceability shall, at the option of Beneficiary, <br />not affect any other provision of this Deed of Trust, but this Ueed of Trust <br />shall be construed as if such invalid, illegal or unenforceable provision had <br />never been contained herein ar therein. <br />21. Sdhenever used herein, the singular number shall include the plural, <br />the plural the singular, the use of any gender shall be applicable to all <br />genders, and the term "Beneficiary" shall include any payee of the indebted- <br />ness hereby secufed or nay transferee thereof, whether by operation of law <br />or otherwise. <br />22.
