Assigtsmeat of-Rents; Appointment o€ Receiver; f~ttder in Possession. As additional security hereunder. Borrower <br />hereby assigns to Lender the rents of the Property, prorided that Borrower shalt, prior to accelerazioa under paragraph la <br />hereof or abandonment of the Properly, have the nght [o collect and retain ouch rents as they become due and payable. <br />Upon acceleration under paragraph 18 hereof oc abandonment of the P:eperty. Lender, in person. by agent or by <br />judicialty appointed receiver, shall be entitled [o enter upon, take possession of and manage the Property and to collect the <br />rents of the Property including those past due. Future Advances. Upoc request of Borrower, 1_ender. at L.ender's option, prior to frill reconveyance of the Property <br />by Trustee to Ba rawer, may make Future Advances to Hnrrawer. Such Future Advances, with interest thereon. shalt be <br />secured by this Deed of Trust when evidenced by promissory notes stating that said notes are secured hereby. At no time shalt <br />the principal amount of the indebtedness secured by this Decd of Trust, not including sums advanced in accordance herewith <br />to protect the security of this Detd of Trust, exceed the original amount o£ the Note plus US 5 <br />22. Recoaveyance. Upon payment of ail sums segued by this Decd of Trust, Lender shall request Trustee to recom~eq <br />the Property and shall surrender this Deed of Trust and all notes evidencing indebtedness secured by this Deed of Trust <br />to Trustee. Trustee shall reconvey the Property without warranty and without charge to tfie person or. persons legally <br />entitled therero. Such }arson or persons shall pay all costs of recordation, if any. <br />23. Substitute Tnntee. Lender, at Lender's option- may from time to time remove Trustee and appoint a successor <br />trustee ro any Trustee appointed hereunder by an instn+mem recorded in the county in which this Deed of Trust is recorded. <br />Without conveyance of the Property°, the successor trustee shalt succeed to all the title, power and duties conferred upon <br />the Trustee herein and by applicable law. <br />24.
