<br />DEED OF DISTRIBUTION BY PERSONAL REPRESENTATIVE
<br />ELSIE H. NYCE, the duly appointed-and qualified Personal
<br />Representative of the Estate of Merlon D. Nyce, deceased, acting.'
<br />under Letters of Personal Representative issued to her on June 13,
<br />1979, by Helen M. Blum, Registrar of the County Court of Adams
<br />County, Nebraska, and under the probated last Will of Merlon D.
<br />Nyce, deceased, dated March 29, 1978, duly admitted to probate by
<br />informal proceeding in the County Court of Adams County,-Nebraska,
<br />on June 13, 1979, Grantor, for distribution of the real estate
<br />described in this Deed, conveys, distributes and releases to ELSIE
<br />H. NYCE and RICHARD M, NYCE, Trustees of the residuary Testamentary
<br />Trust created in the probated last Will of Merlon D. Nyce, deceased-,-
<br />Grantees, the following described real estate (as defined in
<br />Section 76-201, R.R.S. 1943) in Hall County, Nebraska:
<br />Northwest Quarter (NW~t) of Section Twenty-Seven (27),
<br />Township Nine (9) North, Range Nine (9), West of the bth _. _
<br />P.M., in xall County, Nebraska, subject to a Right of
<br />Way Grant to Kansas-Nebraska Natural Gas Company, Inc.,
<br />filed of record in the Office of the Register of Deeds
<br />of Hall County, Nebraska, on August 26, 1968, recorded
<br />in Book 18 of Misc. Records at Page 32, a Right-of-Way
<br />Easement to Nebraska Public Power District, filed of
<br />record in the Office of the Register of Deeds of Hall
<br />County, Nebraska, on January 26, 1972, recorded in Book
<br />22 of Misc. Records at Page 517 and an Easement to Dale
<br />G. Asmus and Etta M. Asmus, husband and wife, as joint
<br />tenants with right of survivorship, and not as tenants in
<br />common, filed of record in the Office of the Register of
<br />Deeds of Hall County, Nebraska, on January 12, 1973,
<br />recorded in Book 24 of Misc. Records at Page 135,
<br />subject to easements and restrictions of record.
<br />Grantor has determined Grantees are the persons entitled to
<br />distribution of the real estate from the Estate of Merlon D. Nyce,
<br />deceased. Grantor covanants with Grantees that Grantor has legal
<br />power and lawf„1 aurhnrity to convey and reluaoe the re41 estate
<br />to Grantees.
