REP.L ESTATE MORTGAGE BESSIE I. DUBOIS and JEAN C. DUBOIS, wife and husband, herein called the Mortgagors, ir. consideration of TWENTY THOUSAND EIGHT HUNDRED AND NO/100 DOLLARS ($20,800.00) do hereby mortgage to RICHARD KOSMICRI and ALBERTA KOSMICKI, husband and wife, herein called the Mortgagees, the following-described real estate in Hall County, and State of Nebraska: Lot Six (6), Block Sixteen (16), Wallich's Addition to The City of Grand Island, Hall County, Nebraska. This Mortgage is given to secure the payment of the "in- cipal sum of TWENTY THOUSAND EIGHT HUNDRED AND NO/100 DOLLARS ($20,800.00) and interest thereon, according to the terms of a certain Promissory Note of even date, executed by the Mortgagors to the Mortgagees, due the 10th day of July, 1983. The Mortgagors further agree to maintain insurance upon the above-described premises in an amount not less than the indebted- ness due the Mortgagees with a loss-payaule clause in favor of Mortgagors and Mortgagees as their interest may appear. The Mortgagors agree to pay all taxes and assessments upon said premises and a13 other taxes, levies and assessments lev1Pd upon. this Mortgage and the Note which this Mortgage is given to secure before the same become delinquent. In the event the Mortgagors shall fail to obtain such insurance or pay such taxes before delinquent, the Mortgagees may purchase such insurance and pay such taxes or other liens and shall have a lien secured hereby for the amount so advanced with interest thereon at the rate of twelve and one-half per cent C12~8) per annum. In the event the tortgagors default in the payment of said indebtedness ar any installment thereof, or fail to perform any of the other agreements herein, the Mortgagees at their election may declare the entire debt secured by this Mortgage to be due and collectible at once; and may foreclose this Mortgage for the satisfaction thereof. The Mortgagors further agree that payment hereunder shall be made to Mortgagees as joint tenants and in the event of the death of either of said Mortgagees, all payments due hereunder shall be made to the survivor of them who may execute and deliver a release hereof which shall extinguish the interests of all Mortgagees hereunder. ~) r Signed this ~~ay of _, 1980. ~l -Bessie I.
