~~~~3t'i~~~5 <br />--3-- <br />5.2`he Sellers hereby agree to deposit with the Commercial <br />National Bank and Trust Company as escrow agents, an abstract. <br />of title and tax history, showing a merchantable title of <br />record in said Sellers and a good and sufficient Warranty <br />Dead of said land so as to convey the same in fee and: un- <br />incumbered to said Buyers, subject, however, to all taxes <br />and liens or titles thereunder accrued or levied aftez.this <br />date, and subject to all liens or transfers made or suffered. <br />to be made by the Buyers. <br />6. If Buyers shall fail for six months from due Sate <br />to make any payment or perform any agreement herein contained <br />or shall breach any of the covenants herein contained, Sellers <br />may at any time after such breach or failure, at his election, <br />declare the full aioount remaining unpaid on said purchase price <br />together with unpaid interest, taxes and insurance premiums, <br />to be immediately due and payable. The Sellers may further, <br />at their option, at any time after such failure, consider and <br />treat this contrjaet as void, and may stain whatever Sum has <br />a <br />been paid by the Buyers as their tenants, holding over without <br />permission after the expiration of said six month term and may <br />take immediate possession of the said premises, and remove the <br />Buyers or any person holding under them therefrom, and may sell <br />and convey the said lands and deliver possession thereof to any <br />other person without liability to the Buyers therefore. <br />i.
