Sellers agree to pay all re81 estate taxes and <br />special assessments against the real estate until the date of. <br />closing, these taxes shall be pro-.rated to the dale of closing <br />usfng the current county assessment at the time of closing as a <br />basis for calculating such taxes. On or aftez the date of closing, <br />the Buyers agree to gay a21 subsequent zeal estate taxes and <br />~, special assessments against the real estate. <br />I 4. Zn the event Buyers shall be or become in default <br />of the prompt payment of any principal or interest due hereunder <br />ar any real estate taxes required hereby, Sellers may at their <br />option declare the entire balance immediately due and payable <br />by delivery to the Buyers in person ar in same form of United <br />States Mail providing i`or a return receipt, written notice thereof. <br />From and after the data of such delivery, the balance due hereunder <br />together with any advancements of Se7.Iers real estate taxes shall <br />bear interest at the maximum legal rate, Zf, far a period of <br />thirty- (30) day's £oll-owing the delivery of the ltotice of Acceierationi <br />from 5ellera to Buyers, the Buyers remain in default, Sellers may <br />thereupon retake the pramitsas and rsoort to foreclosure of any <br />equity, they may have is the real estate in accordance with the <br />groper provisions provided by law for each foreclosure. <br />10. The signed original of this Agreement, togother <br />with a Warxanty Deed conveying the premises from the Sellers to <br />-the Buyers, as joint tenants, with a right of survivorship, in <br />accordance with the terms hereof and executed in accordance with <br />law, shall be held by the Cosza$rcial National Bank of Crand Xsland, <br />Grand Island, Nebraska, as Eaczow Agent.
