CORRECTIVE WARRANTY DEED F. E. ELLINGTON and BET'PY. L. ELLINGTON, husband and wife, each in his and her own right and as sgouse of each other, herein Dolled the Grantors, for and in consideration of the sum of TEN DOLLARS (510.00) AND OTHER VALDABLE CONSIDERATION received from Grantees, do grant, bargain, sell, convey and confirm unto 3AMES }i. ROOP and DONNA R. ROOP, husband and wife, as joint tenants with right of survivorship and not as tenants in common,- herein called the Grantees, the following-described real estate situated in Hall County, Nebraska: A certain parcel of real estate located in the South- west Quarter of the Southwest Quarter (SW~SW~} of Section Twenty-one (21), in Township Eleven (11) North, Range Nine (9) West of the sixth P,ri., more particularly described as follows: Commencing at a point 163.3 feet West of the Southeast Corner of the Southwest Quarter of the Southwest Quarter (SW~SW'~) of said Section Twenty-one (21), running thence North and in a line Parallel with the East Boundary line of said Southwest Quarter of the Southwes± Quarter (SW~SW~) a distance of 244,7 feet; thence at right angles and in a Westerly direction 320 feet; thence at right angles and in a Southerly direction, 240.? feet; thence at right angles and in an Easterly direction, 120 feet, to the place of oeginning, subject, however, to the highway right-of-way over the Southerly 33 feet thereof. TO HAVE AND TO HOLD tie above-described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. And Grantors do hereby covenant wit's the Grantees that Grantors are lawful3y seized of said premises; that they are free froaa encumbrance; that they are conveyed subject to covenants, conditions, restrictions, reservations and easements of record; that Grantors have good right and lawful authority to convey the same; and that Grantors warrant and wilt defend the title to said promises against the lawful claims of all persons whomsoever. It is the intention of ail parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
