<br />KNOW ALL MAN BY THESE PRESENTS:
<br />That 1, Leonard K. Nishimura, of Grand Island, Halt County, Nebraska, do
<br />hereby make, constitute and appoint Tom Nishimura, of brand Island, Ha11 County,
<br />Nebraska, to be my true and lawful attorney. In fact, for me and in my name and
<br />stead, to exercise the following Power and Authority as fully as I could or might do
<br />if personally present:
<br />{a) To preserve and maintain my rental properties located in Hall
<br />County, Nebraska, including; but not limited to, the collection
<br />of rents and payments of expenses thereof.
<br />{b) To sell, either at public or private sale, or exchange any part
<br />or parts of my real estate or personal property far such con-
<br />sideration and upon such terms as my attorney shall think fit,
<br />and to execute and deliver good and sufficient deeds, or other
<br />i~c~gr"l9ent5 fnr the conveyance ar transfer of the Sam wig
<br />such covenance of warranty or otherwise, as my attorney shall
<br />see fit and to give good and effectual receipts for all or any
<br />part of the purchase price o~ other consideration,
<br />{c) To demand, sue far, collect, receive and give discharges for all
<br />monies, debts, interest, dividends, securities, shares of stock,
<br />and other personal property which maw belongs, or shall hereafter
<br />belong to mE.
<br />{d) To comm°nce, prosecute, and defend ail legal actions and other
<br />pr~eedings concerning my estate or any part thereof or can-
<br />cernina amfihing in which I, or my estate may in any way be con-
<br />cer*.td.
<br />{e) To sell all ar any bonds, shares of stack, or other securities
<br />beia-ging to me, and to execute all deeds and other instruments
<br />necessary or proper, for transferring the same to the purchaser
<br />or purchasers thereof and to give good receipts and discharges
<br />for all purchase raonits payable in respect thereof.
<br />{f) To invest the proceeds of any sale ar sales aforesaid as my at-
<br />torney shall think fit, at his absolute discretion.
<br />{g) To pAy any exper:se:s in respect to any part of my estate as my
<br />attorney shall think fit.
<br />{h) To perfona oral carry out all contracts entered into by me with any
<br />other person.
<br />{i) For any of the aforesaid purposes, to endorse a71 checks, or other
<br />iastr-~ents payable to ax and to sign in my name and execute on my
<br />behalf, all deeds, assigna+ents, transfers, proxies and instrue~nts
<br />whatsotver.
<br />{j) Generally, #o act in relation to the premises as fully and affect-
<br />usliy in ail respects as I ~yseif could do if personally present
<br />with full pa+er of substitution and re~ation. Hereby ratifying
<br />and confusing all that my said attorney or my substitute shai7
<br />la~rfully do or cause to be done by virtue thereof.
<br />This power shall not be a#fected by my disability or sy incapacity.
