<br />Trustees of the Betty V. Wolbach Trust (created by the Declaration
<br />of Trust dated February 21, 1976, made by Betty V. Wolbach, Gray.tor,
<br />and S. N. Wolbach and The First National Bank of Grand Island,
<br />Trustee, Grantors), acting under the power and authority in the
<br />Declaration of Trust, in consideration of the sum of ONE HUNDRED
<br />SIXTY-EIGHT THOUSAND DOLLARS ($168,000.00), receip~ of which is
<br />acknowledged, convey to SAMUEL N. WOLBACH, Grantee, the following
<br />described real estate (as defined in Section 76-201, R.R.S. 1943) in
<br />Hall County, Nebraska;
<br />The North Thirty-Five (35) Feet of Lot Four (4) and all of
<br />Lot Five (5) in Block Four (4) in Replat of Riverside Acres
<br />Addition, an Addition to the City of Grand Island, Hall
<br />County, Nebraska, as surveyed, platted and recorded,
<br />subject to covenants, conditions, restrictions, reservations,
<br />easements of record and visible easements.
<br />Grantors covenant with Grantee:
<br />1.' Grantors are lawfully seised of the real estate and the real
<br />estate is free from encumbrances.
<br />2'. Grantors have legal power and lawful authority to convey the
<br />„ real estate to Grantee.
<br />3 Grantors warrant and will defend the tide to the real estate
<br />a~ainst the lawful claims of all persons.
