<br />W E S T W O O D P A R K S E C O N D S U B D I V I S I O N <br />COVENANTS AND RESTRICTIONS <br />I' <br />All lots in Westwood Park Second Subdivision shall be known and described <br />as residential lots. No residential structure shall be erected, altered, placed <br />or permitted to remain on any lot other than one detached modern single family <br />4 dwelling not to exceed two stories in height, and not less than a two car <br />t attached garage, and not more than a three car attached garage. An additional <br />garage or yard building will be allowed on the back of the lots. <br />II. <br />All buildings shall be set back from the front lot line or from the side <br />loC line in conformity to the County zoning and building regulations of Hall <br />County, Nebraska; or in the event said area is annexed to the City of Grand <br />Island, Nebraska, then such set back may be in accordance with the building <br />code and zoning regulations of the City of Grand Island, Nebraska. <br />III. <br />No dwelling shall be built on any lot ir. this subdivision with less than <br />twelve hundred square feet (12Q0) of ground area enclosed in the structure <br />exr_lusive of one story open porches and attached garages, not less than eight <br />hundred eighty square feet (8$0) of ground area in the case of a story and one- <br />half or two story structure. <br />Iv. <br />Zt will be the responsibility of the owners of each lot to keep the road <br />ditches free from excess dirt and or debris and have driveway culverts at right <br />= depth so that water wilt drain as per subdivision plan. <br />V. <br />Rio noxious or offensive trade or activity sha2.1 be carried an upon any <br />lot or shall anything be done thereon which may be or become an a~uloyauce or <br />nuisance to the neighborhood.
