For One Dollar and other valuable consideration, receipt of which is hereby acknowledged, the undersigned, being the legal owner (herein- after "Owner") of the above described real property pending completion of a real estate contract, hereby agrees as follows: (7.) To waive any claim or right to levy distraint upon the above described equipment to be installed in the aforesaid premises and to be held in lien by IFG LEASING COR1PAtvY, its successors or assigns, until such `time as all 'moneys due on such lease shall have been paid in full; (2) To waive all -right to claim that such equipment and all replacements and additions thereto are or at any time will become fixtures, notwithstanding the ',installation thereof in any manner upon the premises; (3) That in the even*_ of default by Lessees under the lease agreement, the Lessor may enter uport~the premises and take possession of and remove the equipment, "or otherw§e exercise its Yight or power without notice to the under- signed. This Consent to Enter will continue in full force and effect until_Lessee has fully complied with all the terms and conditions of the lease; and (4) That in the event of a default by the Lessees under the term of the real estate contract, the Owner agrees to give the Lessor thirty (30) days notice of such default and an additional sixty (b0) days from the date of said notice to remove said equipment f-am the premises. This provision does not prevent Lessor from curing the default of Lessees under the Contract for Deed if the Lessor has taken an assign- ment of equity in the Contract for Deed.
