<br />ARTHUR P. TERRY and MARINE M. TERRY, each in his and her own right
<br />and as the spouse of each other, Grantors, in consideration of
<br />ONE MILLION FIVE HUNBRED NINETY-FOUR THOUSAND ($1,594,000) - DOLLAR ,
<br />receipt of which is hereby acknowledged, conveys to THE NATURE
<br />CONSERVANCY, a Non-Profit Corporation authorized under the Laws of
<br />the District of Columbia, 1$00 N. Kent St., Arlington, Virginia, Grantee,
<br />the following described real estate, together with all accretions thereto,
<br />and situated in Hall County, Nebraska:
<br />PARCEL I: Lot One (1) is the Northwest Quarter (NWT) of Section Four (4),
<br />and Lot Four (4) on Island in Section Five (5), all being in
<br />Township Nine (9) North, Range Ten (10), West of the 6th P.M.;
<br />also Lots Six (6), Seven (7), Ten (10), Eleven (I1), Twelve (12)
<br />and Thirteen {13) on Island in Section Thir~y-Three {33), Also,
<br />the North Half of the Northeast Quarter (NZNE~), and the North-
<br />east Quarter of the Northwest Quarter (NE'~NW'~) and also the
<br />Northwest Quarter of the Northwest Quarter (NW'~NW4) (Said
<br />NW'~NW'~ also known as Lot 1 on Island) all in Section Thirty-
<br />Four (34), all being in Township Ten (10), North, Range Ten
<br />(:l0), West of the 6th P.M. in Hall County, Nebraska.
<br />PARCEL II: Lots One (1), Four (4), Five (5), Six (b), Seven (7) Eight ($),
<br />and Nine (9), and the South Half (S'-~.) of the Southwest Quarter
<br />(SW's) and the South Half (S 2) of the Southeast Quarter (SE's)
<br />all in Section Twenty-Six {26), Lots Nine (9), Ten (20), Eleven
<br />(11); and Twelve (12), and the Southeast Quarter (SE's) of the
<br />Southeast Quarter (SE's), all in Section Twenty Seven (27); and
<br />Lots Three (3), Four (4), Five (5), and Six (6), and the South
<br />Half (S Z) of the Northeast Quarter (IQE~) and the South Half
<br />(S~) of the Northwest Quarter (NW's), all in Section Thirty-Four
<br />(34), and Lots One (1), Two (2), Three (3) and Four (4), and
<br />the Northwest Quarter (NW's), and the North Ralf (NZ) of the
<br />Northeast Quarter (NE's), and the Southwest Quarter (SW's) of
<br />the Northeast Quarter (NE's), all in Section Thirty-Five (35),
<br />all in Township Ten (10), North, Range Ten (10), West of the
<br />6th P.M., Hall County, Nebraska.
<br />Grantors covenant, jointly and severally, with the Grantee that Grantors:
<br />(1) are lawfully seised of such real estate and that it is free fr~?m
<br />encumbrances excepting for public roads, any easements or restrictions
<br />of record, and the existing lease with Lessee Quirk Land and Cattle Ca.;
<br />(Z) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate againsC the
<br />lawful claims of all persons;
<br />(4) Grantors are retaining certain neighboring premises, being Government
<br />Lot No. 1 in the Northwest Quarter of the Northwest Quarter (NW~NW'~) of
<br />Section 36, in ToFmship 10 North, Range 10, West of the 6th P.M., in
<br />Hall County, Nebraska and which retained premises contain 27.95 acres,
<br />more or less. Grantors also retain and shall have permanent access to
<br />said retained premises, to run with the land, by an easement from the
<br />West side of said premises and being along and upon Che section Line
<br />between said Section 36 and Section 35 in said Township 10; and the
<br />Grantors and Grantee agree to cooperate and consent to the opening of
<br />a public road on said section line whenever requested by either of them.
