<br />all their rights, titles and interest in a contract to purchase real estate

<br />owned, or hereafter acquired, and including all buildings and improvements now
<br />on or hereafter placed upon, said real property; including also all water, and
<br />drainage rights.
<br />This assignment is given to secure:
<br />(a) A promissory note dated December 3, 1979 given by Assignors to

<br />of said note and any instruments taken in refinancing, estendinc, or
<br />renewing said ind4btedress or any part thereof;
<br />(b) Any future advance(s), with interest, which may be made from time to
<br />time by Assignee, at its option, to Assignors, or any of thazn or 'tiseir
<br />successors in title, f~,r any purse in any amount or arx~unts, provided;
<br />however, that, such future and additional advance is) shall be so limited
