prior to entry of a judgment enforcing this Dortgage if: (a) Borrower pays Lender all sums which would be then due under
<br />this Mortgage, the Note and antes securing Future Advances, if any, had ^o acceleration occurred; (b) Borrower cures all
<br />breaches of any other covenants or agreements of Borrower contained in this Mortgage; (c} Borrower pays ail reasonable
<br />ezpens.-s incurred by Lertder in enforcing the covenants and agreements of Borcow~er contained in this Mnttgage and in
<br />enforcing Lender's remedies as provided in paragraph 1 S hereof, including, but not limited to, reasonable attorney's fees; and
<br />(d} Borrower takes such anion as Lender may reasonably require to assure that the lien of this Mortgage, Lender's interest
<br />in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. L}pon such
<br />psytnen2 and cure by Borrower, [his Mortgage and the htigations secured hereby shall remain in hill force and effect as if

<br />26. Assignment of Remts; Appointment of Receiver, Lender in Possession. As additional security hereunder, Borrower
<br />hereby a_csigns to Linder the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 78
<br />t~'1'eof or aba~onment of the Property. have the right to collect and retain such rents as the}• become due and payable.
<br />Upon acceleration. under paragraph IS hereof ar abandonment of the Property, Lender, in person, by agent er by
<br />jtulieiaUy agpoinied receiver, shall be tntitkd to enter upon, take possession of and manage the Property and to collect the
<br />rents of the Property, ineludin¢ those past due. All rents collected be Lender or the receiver shall be applied first to pa}'ment
<br />cf the costs of management of the Property and collection. of rents, including, but not limited to, receiver s fees, premiums on
<br />rxtivtr's bands and reasonabk attornev's fees, and then to the sums secured by this Mortgage. Lender and the recen•tr
<br />shall 6e liable to accotmi only for those rents actualh received.
<br />21. Faire Advaaees. Upon request of Borrow'cr. Linder, ai Lender's option prior to release of this Mortgage, may
<br />[Hake 2•ltture Advances to Borrower. Such Future AdvanctK, with interest thereon, shall be secured by this Mortgage when
<br />evidenced by promissor}' ntuts staling that said noire are secured hereb}•. At no time shall the principal amount of the
<br />indebtedness secured by ibis Mortgage, not including sums advanced in accordance herewith to protect the seeurity of this
