<br />hereby assigns to Lender the rents or the Property, provided that Harrower shall, prior to acceleration under paragraph IS
<br />. hereof or abandonntent of the Property. have the right to celtea and retain such Tents as they become due and payable.
<br />Upon acceleration under paragraph TS hereof or abandonrccnt of the Property. Lender, in person, by agent or by
<br />}udicially appointed receiver, shall be entitled to enter upon, take possession of and manage zhe Property and to collect the
<br />rents of the Property, including those pa t dtie. Ail rents collected by i_ender or the receiser shall be applied first to payment
<br />of the costs of management of the Property and collection of rents, including. but not limited to, receivei 5 fees, premiums on
<br />receiver's bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. Lender and the receiver
<br />shall be liable to account only for those rents actually received.
<br />21. Palace Advances. Upon request of Borrower. Lender, az Lender's option prior to release of this Mortgage, may
<br />make Future Advances to Borrower. Such Future Advances. with interest thereon, shall be secured b}' this 6tartgage when
<br />evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal amoum of the
<br />indebted>ress secured by this Mortgage, not including sums advanced in accordance herewith to protect the security of this

<br />22. Release. Upon payment of alt sums secured by this Mortgage, Lender shall discharge this Mortgage without
