Graf, now an unmarried man, Seller, do by these presents, in consideration of one dollar and other valuable consideration, do hereby sell, set over, transfer, and assigr. unto Floyd A. Gearhart and Etta S. Gearhart, as joint tenants, Buyers, all of my interest in the improvements, comprising primarily a dwelling situated on the following described leased premises: Lot Seven (7), situated on the east side of the west portion of Kuester Lake, on a art of the East Half of the Southwest Quarter (EzSW~) of Section Thirteen (13), Township Eleven (11) North, Range Nine (9), West of the 6th P.M., in Hall County, Nebraska, and having a lake front footage of 86 feet, bounded on the easterly side by the common road; such lot is shown on a plat in the possession of Kuester Lake, Inc., Lessor of said premises. together with full possession of said premises. Seller does further assign to the buyers all his interest in his lease with Kuester Lake, Inc., Lessor, for the above described premises and which lease was executed Maroh 1, 1475 and extends to February 28, 2010. Seller does further hereby assign to the Buyers his ~rj$ shares of common stock in Kuester Lake, Inc. Seller warrants that he is the owner of the improvements on said premises, the owner of said lease, and the owner of -said stack, and that he is entitled and authorized to sell the same to the buyers; that said property items are free of all liens and encumbrances and that he will defend the same against the claims of alI persons whomsoever.
