21. Future Advances. L'pon request of Borrower, Lender, at Lender's option, prior to release of this
<br />Mortgage„ may make Future Advances to Borrower. Such Futu.^e Advancea, with interest thereon, shall
<br />be secured by this Mortgage when evidenced by promissory notes static; that said notes are secured hereby
<br />except that the interest. rate on the entire unpaid balance and the farm of the original loan, to the extent
<br />permitted by .law, may be adjusted as the parties hereto may agree. At no time shall the principal amount
<br />of'the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to pro-
<br />tect the security of this Mortgage, exceed the original amount of the Note plus US ~.-....-.H~A......._ .
<br />PROVIDED, HOWEVER, that prepayments of principal, as provided for in paragraph 22 that follows are
<br />returned to Borrower or are made absolute non-withdrawable principal prepayments prior to advancing
<br />sums as permitted within this paragraph.
<br />22. Savings Fund. Borrower may make prepayments of principal on any installment due date or
<br />immediately preceding said date to be e$ective on the due date following and prepayment shall be applied
<br />c;v~ to installments last to become due under this mortgage. Upon reiluest of the undersigned or either of
<br />~~ them, provided a default does net exist and they or one of them are the owners of the mortgaged property,
<br />t~ the lender agrees to furnish to the undersigned or either of them One Hundred (100} percent of such prin-
<br />;~ cipaf prepayments and shall pay said amount requested by either party to the party making such request
<br />p for said principal prepayments, unless advancement is prohibited by the rega-ations of chartering and super-
<br />visory authorities then in e$ect or unless one of the undersigned has requested, in writing, that said funds
<br />not be disbursed, in which case it will require both signatures of the undersigned before a disbursement
<br />01 can be made or until otherwise advised to writing by the party making the request for nondisbursement
<br />1~ of said funds. Ail such advancements shall be secured by this mortgage in the same manner and e$ect as
<br />if no prepayments had been made,
<br />23. Release. Upon payment of all sums secured by this Mortgage, Lender shall discharge this
<br />Mo gage, without charge to Borrower. Borrower shalt pay all costs of recordation, i€ any,
<br />-_ Modification. Upon request of borrower, lender, at lender's option, has conditionally waived the
<br />tairements as set forth in paragraph #2 "Funds for Taxes and Insurance" of the Uniform Covenants
<br />said mortgage provided that the borrower complies with his responsibility as set forth in paragraph #4
<br />and #5 of the Umfozm Covenants acknowledging that the lender has conditionally waived his option under
<br />ragraph #2. A breech of this covenant will then activate paragraph #18 "Acceleration; Remedies."
<br />Modification. Borrower acknowledges that lender, at lender's option, has stricken Pram this mortgage
<br />ent paragraph #21 "Future Advances" and by so doing, the harrower acknowledges th at said para-
<br />graph is nuU and void, and has no e$ect in .this mortgage instrument.
