i'9-.)~.'~) ARfiICLE VII JSE OF PROJECT Section 7.1 Sublessee shall have the right to use, opera*e, and control the Project as a health care facility for the treatment, including rehabilitation and training of mentally ill, retarded, and disabled persons and for any other health care related use of the facility permitted under the Act to which the Board of Trustees of the Authority consents and, subject to the Lease and this Sublease and the supervisory powers of the Authority, Sublessee agrees to comply with all statutes, laws, ordinances, orders, judgments, decrees, regulations, directions, and require- ments of all federal, state, local, and other governments or governmental authorities, now or hereafter applicable to the Froject or Sublessee, as to the manner of use or the condition of the Project or of adjoining public ways. Sublessee agrees to comply with the requirements, rules, and regulations of all insurers under the policies required to be carried under the provisions of Article VI of this Sublease. In particular, Sublessee agrees to comply with all minimum standards of operation for the Project as established from lima to time under the Act and any standards for licensing of health care facilities and providing of health services as established from time to time by applicable laws and regulations of the State of ~iebraska, anti Sublessee agrees to procure or maintain all licenses and permits necessary for the operation of the Project. As provided in the Lease, any permit or license to operate the Project issued by the State of Nebraska or any other governmental authority may be requested and taken out in the name of the Authority, if requested by Sublessor. Sublessor agrees to make such request upon request by Sublessee. Section 7.2 Sublessee covenants and agrees that it will at ail times operate the Project with admission open to the public, in all respects comply with and endeavor to carry out the intent and the purpose of the Act, and admit patients to the Project without regard to se,c, age, race, creed, color, or national origin. 15
