<br />Project with P.uthority's former estate; and as an alternative <br />remedy Authority may, at Authority's election, without terminating <br />this Lease Agreement, re-enter the Project or take possession <br />the::eof pursuant to legal proceedings or pursuant to any notice <br />provided for by law, and having elected to re-enter or take <br />possession of the Project without terminating this Lease Agree- <br />ment, Authority shall use reasonable diligence to lease or enter <br />into an operating agreement for the Project, or parts thereof, <br />for such period or periods and for such payments and upon such <br />other terms and conditions as Authority may deem advisable, with <br />the right to make alterations and repairs to the Project, and no <br />such re-entry or taking of possession of the Project by the Authority <br />shall be construed as an election on the Authority's part to <br />terminate this Lease Agreement, and no such re-entry or taking <br />of possesson by the Authority shall relieve Lessee of any of its <br />obligations set forth in Article II hereof, or of any of its other <br />obligations under this Lease Agreement, all of which shall survive <br />such re-entry or taking of possession, and Lessee shall continue <br />to be responsible for ali payments required hereby and its other <br />obligations hereunder until the end of the period, less the revenues, <br />if any, derived by the Authority from any other operation or <br />leasing of the Project after deducting all of Authority's expenses <br />in connection with the entering into of sueh operating agreement <br />or leasing, including without limitation all repossession costs, <br />brokerage commissions, legal expenses, expenses of employees, <br />alteration costs and expenses of preparation for leasing or <br />entering into an operating agreement. Having elected to re-enter <br />or take possession of the Project without terminating this Lease <br />Agreement, the Authority may (subject, however, to any restric- <br />tions against termination of this Lease Agreement in the Resalution), <br />by notice to Lessee given at any time thereafter while Lessee is <br />in default in its obligations under this Lease Agreement, elect <br />to terminate this Lease Agreement en a date to be specified in such <br />~- notice, which date shall be not earlier than ten {14} days after <br />_3d_ <br />
