<br />McCLOUD SUP$R $ MOTELS, INC., a Nebraska corporation, herein called
<br />the Grantor, in consideration of Q~~ 't~e+-.~-.a+tZ.
<br />receipt of which is hereby acknowledged, hereby grants and conveys unto
<br />the
<br />CITY OF GRAi3D ISLAND, Iv~EBRASi{A.
<br />~a municipal corporation in Hall County, Nebraska, herein called the Grantee,
<br />a permanent and perpetual easement and right-of-way to survey, construct,
<br />inspect, repair, replace, remove, and operate thereon, underground
<br />electrical distribution lines, water distribution lines, Northwestern
<br />Bell Telephone Company cables, cable television lines, and other appurt-
<br />enances connected with such utilities upon, above, across, underneath,
<br />and through the tract of land and real estate described as follows:
<br />The northerly eight ($} feet of Lot twenty-five {25),
<br />and the northerly sixty-four (64) feet of the easterly
<br />sixteen {16) feet of the westerly one hundred sixty-one
<br />{161) feet of Lot Twenty-five (ZS), all in .Matthews Subdi-
<br />vision in the City of Grand Island, Nebraska, said tract
<br />of land enntaining Q.15 acre; more or less, as shown or.
<br />the plat dated 5/3/79, marked Exhibit "A" attached hereto
<br />and incorporated herein by reference;
<br />together with all rights of unrestricted ingress and egress for installa-
<br />tion and maintenance of such utilities and appurtenances.
<br />Such rights of ingress and egress shall include all rights necessary
<br />for the ~u" a^a complete use, occupation and enjoyment of the easement
<br />herein granted, including the right to excavate and refill ditches and
<br />trenches, to remove trees, bushes, hedges, undergrowth, and other ob-
<br />structions interferring with the location, construction, inspection,
<br />repair, replacement, removal and maintenance of such utilities. No
<br />improvements, structures, or buildings of any kind whatsoever shall be
<br />allowed in, upon, or over the easements herein granted. Grantor and
<br />Grantee agree that Grantor shall have the right to pave over the ease-
<br />ment areas and use the easement areas for parking and ingress and egress,
<br />provided, if the Grantee needs to construct, operate, maintain, extend,
<br />repair, replace, or remove anything within such easement, the cost of
<br />removal and repair of any paving placed aver such easement shall be paid
<br />by the Grantor.
<br />i'he Grantor, for itself, its successors and assigns, hereby covenants
