79- U~t3849 together with all rights, interests, easements, hereditaments and appurtenances thereunto belonging, the renu, issues, and profits thereof and revenues and income therefrom, all improvements and personal property now or later attached thereto or reasonably necessazy to the use thereof, including, but not limited ro, ranges, refrigerators, clothes washers, clothes dryers, as catgetirtg purchased or financed in whole or in put with loan funds, all water, watee rights, and water stock geriaining thereto, and all pi menu at any time owing to Borrower by virtue of any sale, lease, ttansfeq conveyance, or condemnation of any pazt thereof or interest therein-all of which are herein called "the property"; _ - TO HAVE AND TO HOLD the proptrrv unto the Government and its assigns forever in fee simple. - _ BORROWER for himself, his heirs, executors, administrators, successors and assigns WARRANTS THE TITLE to the progtrty co the Govetnmen[ against all lawful claims and demands whatsoever except any liens, encumbrances, easements, reservations, or conveyantts specified hereinabove, and COVENANTS AND AGREES as follows: (I) To pay promptly when-due any indebtedness to the Government hereby secured and co indemnify and save harm- less the Government agai_sc any loss under its insuranu of payment of the note by reason of any default by Borrower. At all times when the note is held byy an insured holder, Borrower shall continue to make payments an the note to the Govern- ment, as collection agent for the holder. (2) To pay to the Government such fees and other charges as maV now or hereafter be requved by reguluions of the Fatmtra Home Administration. (3) If requ"ved by the Government, to make additional monthly payments of 1/12 of the estimated annual taxes, assessmtnts, insunnce premiums and other charges upon the moregaged premises. (4) Whether or not the note is insured 6y the Government, the Government may at anv time pay any other amaunts required fiuein to be paid by Borrowec and no[ paid by him when due, as well as any costs and expenses for the preservation, protection, or enforcement o£ this }ion, u advances for the account of Borrower. All such advances shall bear interest at the rate borne by the note which has tht highest interest rate. (5) All advances by the Government as described in this inserument, with interest, shall be immediately dut and payablt byBorrower to the Government without demand at the place designated in the larcst note and shall be totaled hereby. No such advatttt,bg 31+e Government shall relieve Borrower from breach of his covenant to pay. Such advances, with interest, shall be repaid fioun the li'irst available collet[ions received from Borrower. Otfieravise, any payment made by Borrower may be agp.ied on the note or any indebtedness to the Government secured hereby in any order the Government determines.
