79- ~U3646 <br />SDRVIVORSHIP WARRANTY DEED <br />Cleo Beberniss, unmarried, herein called the Grantor, in <br />consideration of Forty-Five Thousand Three Hundred Ninety-Six <br />and No/100 Dollars {$95,396.OOj received from Grantees, does <br />grant, bargain, sell, convey and confirm unto Rudy Koch and <br />Maxine Koch, husband and wife, as joint tenants with right of <br />survivorship and not as tenants in common, herein called the <br />Grantees, the following-described real estate in Hall County, <br />Nebraska: <br />All that part of the East Half of the Northwest Quarter <br />(E~NW~) lying south of Interstate 80 and the access road <br />and Lot Six (6) in the Southwest Quarter (SW~) of Section <br />Twenty-Eight (28), Township Ten (10) North, Range Ten <br />{10) West of the 6th P.M. <br />TO HAVE AND TO HOLD the above-described premises together <br />with all tenements, hereditaments and appurtenances thereto <br />belonging unto the Grantees and to their aaSignS, vi tv tiae aicira <br />and assigns of the survivor of them forever. <br />And Grantor does hereby covenant with the Grantees that <br />Grantor is lawfully seized .of said premises; that they are free <br />from encumbrance; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record, <br />and public roads including access roads; that Grantor has good <br />right and lawful authority to convey the same; and that Grantor <br />warrants and will defend the title to said premises against the <br />lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br />Dated <br />1979. <br />STATE OF NEBRASKA } <br />{ss: <br />COI7NTY OF HALL ) <br />Before me, a Notary Public for said County, personally came <br />Cleo Beberniss, unmarried, known to me to be the identical person <br />who signed the foregoing instrument and acknawledged the execution <br />thereof to be his voluntary act and deed. <br />Witness my hand and Notarial Seai on ~~_, 1979. <br />~-+~aa~u.
