<br />together with all the tenements, heredizaments and appurtenances thereunto belonging, including attached floor coverings, all whtdow screens,
<br />window shades, blinds, storm windows, awnings, he-eting, air conditioning, and plumbing and water equipment and accessorits thereto, pumps, stoves,
<br />reftigerators,and other fixtures and equipment now or hereafter attached to or used in connectiorz wi#h said real estate.
<br />And whereas the said rrwrtgagor has agreed and does hereby agree that the mortgagor shall and will pay aU taxes and assessmrn[s levied or
<br />assessed upon said premises and upon this mortgage and the bond secured thereby before the same shag become delinquent; to furnish approved
<br />insurance upon the buildings an said premises situated in the sum of 5 2D ,ODO.OO payable to said ASSOCIATION and to deriver to said

<br />In case of default in the performance of any of the terms and conditions of this mortgage or the bond secured hereby, the mortgagee shall,
<br />on demand, be entitled to immediate possession of the mortgaged premises and the mortgagor hereby assigns, transfers and sets over to the
<br />mortgagee all [he rents, ttvenues and income to be derived from the mortgaged premises during wch time as the mortgage indebtedness shall remain
<br />unpaid: and the mortgagee shall have the power to appoint any agent or agents it may desire for the purpose of repairing said pretrtius and rrn[ing
<br />the same and ootltcting the rents, revenues and inmme, and ii may pay out of said income aU expenses of repairing said premises and necessary
<br />Cammi<e:,v,< and expenses incurred in renting and managing the same and of collecting rentals therefrom; the balance retraining, if any, to bt

<br />If there is arty change in ownership of the real estate mortgaged herein, by sale ur athttwise, then the entire remaining indebtedness hereby
<br />secured rdtaB, at the option of The Equitable BuHdittg and Loan 4ssociatian of Grand lsland.!r'ebraska, be~romt immediately due and payable without
<br />further notice, and the amount remainitg due under said bond, and any ocher bond far any additional advances made thereunder, shall, from the
<br />Bete of exerase of said option, bear interest at the maximum legal rate, and this mortgage may then be forecosed to satisfy the amount due on said
<br />bond,aad any other bond for additional advances, iogethu with all sums paid by said Tlx Egtdtabie Building and Loan Association of Grand Island,
