<br />THIS AGF.EEMENT made and entered to byr and between "vt`ayne E.
<br />Essink_ and Suzanne Essink, Husbar_d & 'vJife, and i,awrenee Iti. Essink and Linda
<br />C. Essink, Husband & '.life, and u~~uane R. Heitnink and Connie A, Helmink,
<br />Husband Ax Wife, all dba Four-wa Development, hereinafter called the Sellers,
<br />and Fred ?+I. Janisch and Donna °j. Janisch, Husband & rtife, Hereinafter called
<br />the Buyers, WITAIESSETH:
<br />11^hat Sellers hereby agree to sell and convey to Buyers and Buyers
<br />hereby agree to purchase from the Seller ti;e following described
<br />real estate in Hall County, i~ebraska, together with any and all improve-
<br />ments and any personal property thereon, hereinafter called "the real
<br />estate":
<br />Lot Ten (10), Fractional Lot Eleven (11) and r^ractional Lot
<br />Twelve (12), Block Five (5}, Pleasant Hill Addition. to the
<br />City of Grand Island, Hall Co~.znty, Nebraska,
<br />upon the I'cllowing terms ar:d conditions:

<br />The Purchase Price and Manner of Payment
<br />1. As the purchase price for the real estate, Buyer agrees to pay
<br />to Seller and Seller agrees to accept from Buyer the sum of Seventy
<br />Seven Thousand Five hundred dollars (sr7,500.00},
<br />~. ~i'he purchase price shall be said in the following manner:
<br />(a) The sum of Ten Thousand Dollars ($10,000.00} shall be --
<br />payable on May 4, 1879, which 1s the closing date.
<br />(b) The balance of Sixty Seven Thousand Five Hundred Dollars
<br />($67,500.00} shall be payable at the rate of Six Hundred Seventeen Dollars
<br />and Forty-Five Ceras ($617.45) per month commencing June 5, lg',9, and
<br />payable on the 5th day of each month thereafter until June 5, ig84, when
<br />a balloon payment is due and the Buyers will assume the First ~":ortgage
<br />Balance. Interest on the unpaid balance shall be camouted at the rate of
<br />Ten and One-I-talf Percent (10.500 pe?• annum on the unpaid principal
<br />balance, commencing May 4, 1879, and each payment shall include interest
<br />accrued to date of payment all in accordance with the attached amortiza-
<br />tion schedule.
<br />~c) Buyer shall have the right, without penalty, to make addi-
<br />tional advance payments of all or any part cf therr~..cical t>alance due
<br />hereunder on any principal payment date.
<br />(d) All installments of nrir:cipal and interest sna?l be paid
<br />to the Seller at 1706 Smith Nollan~3 Drive, :rand ?stand, "sebraska, 6~$Ol.
<br />II.
<br />Taxes and Possession
<br />1. Seller agrees to pay the general taxes accruing on the real
<br />estate on and before the date of closf.ng, and Buyer agrees to pay the
<br />general taxes an the real estate beginning with the taxes accruing on
<br />and after the date of closing and a~l subsequent years. Taxes for the
<br />year 1879 shall be prorated between Seller and Buyer ai a daily basis,
<br />based upon assessments for lg7g, and shall be credited to Buyer at closing.
<br />2. Seller agrees to place Buyer in possession of the above described
<br />real estate on the closing date.
