<br />received from mortgagee, does mortgage to THE STATE BANK OF CAIRO, A Nebraska Banking
<br />Corporation, Cairo, Hall County, Nebraska, the following describe3 real estate, to wit:
<br />That part oP the North Half of the Northeast Quarter (NzNF}4) of Section
<br />Twenty Four (24), in Township Twelve (12) Ncrth, Prange Twelve (12), West of the
<br />6th P.M., Hall County, Nebraska, that lies North of the C.B.& Q, Rail oad right-
<br />of-way that would lie West of Berber Street as shown on the recorded plat of Cairo,
<br />Hall County, Nebraska, were the West line of said Berber Street extended North -
<br />across the said right-of-way to the North line of said Section Twenty Four {24),
<br />containing two and one-third acres oP land, more or less.
<br />~1nd the mortgagor does hereby covenant with the mortgagee and with .mortgagee's hairs and
<br />assigns that mortgagor is lawfully seised of said premises, that they are free from encumbrance, that
<br />mortgagor has good right and lawful authority to convey the same, and that mortgagor warrants and
<br />will defend the title to said premises against the lawful claims of all persona whomsoever.
<br />This mortg-age is given to secure the paytnent of the promissory note of this dace made by
<br />mortgagor for $ 16,585.05 payable in monthly instalments with last payment due

<br />Mortgagor shall pay all Lases and assessments levied upon said real property and all other taxes
<br />levied en this mortgage or the note which this mortgage is given to secure before the same become delin-
<br />quent and shall maintain fire, windstorm and extended coverage insurance with a mortgage clause on
<br />the buildings on said premises in the snm of ~; If mortgagor fails to pay snch taxes
<br />and assessments or procure such insurance, mortgagee rosy pay such taxes and purchase such insurance
<br />and the amot;nt so advanced with interest at nine percent. per annum shall be secured by this mortgage.
<br />In case of default itt the payment of the principal sum or any installment. thereof or of any interest
<br />thereon ;elten the same shall heeome due or in case of the non-payment of any taxes or assessments or of
<br />the failure to maintain insurance as herein provided, mortgagee may at the aption of mortgagee, with-
<br />ouE notice, at any Lima during the continuance of such defantt or breach, declare the whole debt secured
<br />by this tuortga¢e to be immediately due and payable and may foreclose this morigage_
<br />In the event of default in the performance of any of the terms and conditions of this mortgage or
<br />the note secured by it, the mortgagee shall be entitled to immediate possession of the property above de-
<br />scribed and all the rents, revenue and Income derived therefrom during sneh time as the mortgage in-
<br />debtedness remains unpaid shall be applied ty the mortgagee to the payment of the note and all other
<br />sums secured hereby after deduction of any necessary- costs of collection.
