It is further covenanted and agreed that all leases or subleases covering ail or any part of said premises shall be approved by First Federal, its successors or assigns, prior to the execution thereof. The execution of any such lease or sublease without first obtaining such approval shall cause said lease or sublease to be void and of no effect and shall constitute a default ~f said Note. Nothing herein contained shall be construed as making First Federal, or its successors or assigns, a mortgagee in possession, nor shall First Federal, ar its successors or assigns, be liable for laehes, or failure to collect said rents, issues, profits, rights and benefits.
