<br />i <br />AGREERiENT FOR FROTECTOVE COVENANTS, RESTRICTIONS <br />AND CONDITIONS FOR LAKE DAMS ACRES THIRD SUBDIVISION <br />LOCATED IN IiALL COUT~JTY , NEBRASKA <br />KNOWN ALL MEN BY THESE FRESENTS: <br />WHEREAS, DAMS BROS. CONSTRUCTION CO., A NEBRASKA CORPORATION <br />are the owners of all lots in LAKE DAMS ACRES THIRD SUBDIVISION, a <br />Subdivision located in The East Half of the 3~ortheast Quarter of <br />Section Twenty Four {2~1) Township Eleven (Il) Plortti:>tange Nine (9} <br />'lest of the Eth F.;'1., in Hall County, ~iebraska, as more specifically <br />described in the plat of said Subdivision; and <br />WHEREAS, it is the desire of the aforesaid owner of said Sub- <br />division to improve LAKE DAMS ACRES THIRD SUBDIVISION by encouraging <br />the sale of lots and construction of modern and desirable dwelling <br />houses; <br />NOW, THEREFORE, in consideration thereof, and of the mutual bene- <br />fits, to be derived by the owners of said Subdivision, and any purch- <br />aser or purchasers, their, heirs, administrators, executors and <br />assigns, the owners stipulate and agree that any and all lots in <br />said Subdivision, sold, transferred and conveyed shall be and are <br />subvert to the following Protective Covenants, Restrictions and <br />Conditions, alI of which shall run with the land, as follows: <br />I. All lots in the Subdivision shall be :mown as described <br />as residential lots. <br />2, Each lot will have no more than one dwelling unit thereon <br />and such dwelling will meet the following minimum square feet <br />requirements: <br />(a) if one story, not 3ess than 15Dv square feet of living; <br />space, excluding garage in Lots Ore (1) through <br />Seven (7) in Lake Davis Acres Third Subdivision, <br />Hall County, Nebraska. <br />(b) if two story, not lass that. i2O0 square feet of <br />living space, excluding garage cn ground floor. <br />3. No apartment house, duplex or triplex shall be built on any <br />• lot, ntsr shall any basement house be built on any lot. No structure <br />sha21 be erected, altered, placed or permitted to remain on any lot <br />
