<br />JOINT TENANCY WARRANTY DEED
<br />MARVIN S. BJORKMAN and SHIRLEE J. BJORKMAN, husband and wife, herein called
<br />the Grantors, in consideration of Twelve Thousand Dollars ($12,000.00) received
<br />from the Grantees do grant, bargain, sell, convey and confirm unto TIMOTHY J.
<br />TIBBS and BELiNDA K. TIBBS, husband and wife as joint tenants, not tenants in
<br />common, the following described real property:
<br />The North Half of the South Half of the West Half of the Southeast
<br />Quarter (N~S~W~SE~S) of Section One (1), Township Twelve North, Range
<br />Twelve, West of the 6th P.M., Hall Gounty, Nebraska, subject to a
<br />permanent easement for road and utility purposes in, on and under the
<br />East Thirty-three Feet (E33') of said above described tract in favor
<br />of the North Half of the West Half of the Southeast Quarter {NSEa),
<br />Section One {1), and the South Half of the South Half of the West
<br />Half of the Southeast Quarter (S~S~W~~SE;), Section One (1), both
<br />Township Twelve {12) North, Range Twelve {12), West of the 6tF. P.M.,
<br />Hall County, Nebraska,
<br />together with a permanent easement for road and utility purposes .n, on and under
<br />the East Thirty-three feet {E33') of the South Half of the South Half of the West
<br />Half of the Southeast Quarter (S~SE~), Seciion One {i) and the East Thi~~;y-
<br />three Feet (E33') of the South Half of the North Half of Lhe West Half of the
<br />Southeast Quarter {SEISE<), Section One (1), both Township Twelve {12) North,
<br />Range 7welre {12), West of the 6th P.M., Hall County, Nebraska, for the use
<br />and benefit of the property herein conveyed, said easements being mare particularly
<br />described in an Easement Agreement dated June 2, 1977, and recorded as Document No.
<br />77-Otl3lfli in the Register of Deeds Office of Hall County, Nebraska.
<br />To have and to hold the at,ove described premises together with all tenements,
<br />hereditaments and appurtenances thereto belonging unto the Grantees as joint tenants,
<br />not tenants in common.
<br />The Grantors do hereby covenant with the Grantees that Grantors are lawfully
<br />seized of said premises; that they are free from encumbrance; that Grantors have
<br />goad right and lawful authority to convey the same; and that Grantors warrant and
<br />will defend the title to said premises against the lawful claims of all persons
<br />whams Dever.
