79_, f~U170b <br />CONTRACT FOR SALE OF REAL ESTATE <br />THIS AGREEMENT, made and entered into by and between Wayne E. <br />Essink and Suzanne Essink, Husband & Wife, and Lawrence N. Essink <br />and Linda C. Essink, Husband & Wife, and Duane R. Helmink and Connie <br />P_. Helmink, Husband & Wife, all dba Four-wa Development, hereinafter <br />called the Sellers, and Fred hI. Janisch and Donna M. Janisch, Husband <br />~ Wife, hereinafter called the Buyers, 4r'ITNESSETH; <br />That Seller hereby agrees to sell and convey to Buyer and Buyer <br />hereby agrees to purchase from the Seller the following described <br />real estate in Hall County, Nebraska, together with ary and all improve- <br />ments and any personal property thereon, hereinafter called "the real <br />estate": <br />Lot Nine (9) in Block Five (5) in Pleasant Hi11 Addition <br />to the City of Grand Island, Hall County, Nebraska, <br />upon the fcllowing terms and conditions: <br />I. <br />The Purchase Price and Manner of Pa°ment <br />1. As the purchase price for the real estate, Buyer agrees tc pay <br />to Seller and Seller agrees tv accept from Buyer the sum of Seventy <br />Seven Thousand Fiae riundred Dollars ($77i500.OOj. <br />2. The purchase price shall be paid in the following manner: <br />{a} The sum of Ten Thousand Dollars ($10,000.00) shall be <br />payable on March 26, 1979, which is the closing date. <br />{b) The balance of Sixty Seven Thousand Five riundred Dollars <br />($67,50fl.00} shall be payable at the rate cf Six Hundred Seventeen Dollars <br />and Forty-Five Cents {$617.4j) per month commencing May 5, 1979, and <br />payable an the 5th day of each month thereafter until May 5, 1984, when <br />a balloon payment is due anal the Buyers will assume the First Mortgage <br />Balance. Interest on the unpaid balance shall be computed at the rate of <br />Ten and One-Half Percent (10.50p) per annum vn the unpaid principal <br />balance, commencing March 2~, 197?, and each payment shall include <br />interest accrued to date of payment all in accordance with the attached <br />amortization schedule. <br />{c} Buyer shall have the right, without penalty, tc make <br />additional advance payments of all or any part of the principal balance <br />due hereunder on ar_y principal payment date. <br />(d} All installments of principal and interest shall be paid <br />to the Seiler at 1705 South Holland, Grarsd island, Nebraska, 6$$Ol. <br />II. <br />Taxes a_^.d Possessicn <br />i. Seller agrees tc pay the general taxes accruing or. the real <br />estate on and before the date of closing, and Buser agrees to pay the <br />general taxes on the real estate begirnis.g with the taxes accruing on <br />and after the date of closing and all subsequent years. Taxes for the <br />year 397 .shall be prorated between Seller and °uyer on a Gaily basis, <br />based upon assessments for 197 and shall be crcdi+Yed tc Buyer at clcsirg. <br />2. Seller agrees to place ruyer in possession of the above <br />described real estate on the closing date. <br />~.
