<br />7CJ ~~ S : t 'A€ <br />(17) No dwelling shall be built on any lot in this <br />subdivision with less than 1,000 square feet of <br />ground area enclosed in the structure exclusive <br />of one story, open porches and attached garages, nor <br />less than 500 square feet of ground area in the <br />case of a story and one-half or two story, <br />(d) Fdith regard to Block Seven (7), Unit One (1), the Continental <br />Gardens Homeowners Association shall provide all of the services which <br />the said Association provides in Blocks One (1) and Two (2); in addition, <br />in Block Seven (7), Unit One (1), the Homeowners Association shall have <br />the exclusive right and duty to paint the outside of each building <br />located anywhere in said Block, which right and duty shall include the <br />right and duty to select the color to be used. By thus delegating to <br />the Association the exclusive right and duty to select the color and to <br />apply the paint, each owner recognizes that each building, and the <br />entire Block, will have a more pleasing appearance than if each owner <br />retained the right to paint the outside walls of his portion of the <br />building that he owns. It is specificall}' understood and agreed that <br />the Association shall not have the right or duty to paint any porti~- <br />of the inside of any dwelling unit. It is further understood that <br />each owner has the duty and abl gation tc ma~.^.tain the ..nit he owns <br />including the outside walls (except for painting), the roof, glass, <br />downspouts and gutters. <br />(e} The maximum annual assessment for each lot in Block Seven {7), <br />tTnit One (1), shall be $420.00 per year which is payable each month in <br />advance at the rate of $35.00 per month. <br />(f} The method of assessing the owners and lots in Block Seven <br />(7), Unit One (1), shall be the same as provided in Article VIII of <br />the original Declaration filed in Book 28 of Miscellaneous Records of <br />the Office of the Register of Deeds of Hall County, Nebraska, which <br />Article VIII begins on page 612. <br />(g} Each owner of each lot in Block Seven {7), Unit One {1), <br />shall be a Class A member of the Continental Gardens Homeowners <br />Association. <br />{h} All provisions of the original Declaration filed in Book 28 <br />of Miscellaneous Records beginning at Page 604 .and continuing through <br />Page 62D in the Office of the Register of Deeds of Mall County, <br />Nebraska, which ors not specifically limited to Blocks One (1), and <br />Two (2) of the real estate shall also apply with full force and effect <br />to B1oek Seven {?}, Unit One (1}. <br />- 3 - <br />
