<br />PERSONAL REPRESENTATIVE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS: That, PFERVIN W. JACOBSEN,
<br />Fersonai Representative of tiie Last Will and Testament of
<br />MELVIN P. JACOBSEtd, Deceased, hereinafter called First Party,
<br />and FRED JANISCH, MILAN B. BISH and CONSTANCE S. WILSON, as
<br />tenants in common, of Grand Island, Nebraska, Second Parties:
<br />WITNESSETH: The First Party is the duly qualified, appointed
<br />and acting Personal Representative of the Estate of Melvin
<br />P. Jacobsen, Deceased, and that under his Last Wi11 and Testa-
<br />ment which is of record in the office of the County Court of
<br />Ha11 County, Nebraska, and by virtue of the power and authority
<br />granted and conferred upon him under said Wi11, and in consid-
<br />eration of the sum of NINETY T~jOFISAND DOLLARS ($90,000.00), to ^+~ '"~
<br />him paid and contracted for by the Second Parties, does by
<br />these presents, grant, sell, remise, convey and confirm unto
<br />the said Second Parties, as tenants in common, all the follow-
<br />ing real estate in the County of Hall, State of Nebraska, to-wit:
<br />Lots Eleven (1I) and Twelve (12), in Amended Block
<br />Six (6), Continental Gardens, Hall County, Nebraska,
<br />together with all appurtenances thereto belonging; and also all
<br />the estate, right, title, interest, property, possession, claim
<br />and demand whatsoever which the said Testator had in his life-
<br />time and at the time of his deceased, and which First Party has
<br />in and to the granted premises, and every part thereof with
<br />appurtenances. -
<br />TO H.gVE P.ND TO :FOLD the said premises, being the tracts
<br />of land auove described with appurr_eiances, tc~ SF,GOND PARTIES
<br />and their assigns and heirs as tenants in common.
<br />FIRST PARTY for himself, his heirs, personal representatives
<br />and successors, covenants, promises and undertakes to and with
<br />the SECOND PARTIES, and their heirs and assigns, as tenants in
<br />common, that he is lawfully the Personal Representative of the
<br />Last Will and Testament of FZelvin P, Jacobsen, and has power
<br />to convey as aforesaid, and has in all respects acted in making
<br />this conveyance in pursuance of the authority granted in and by
<br />said Last Wi11 and Testament, and he has not made, done or
<br />suffered any act, matter or thing whatsoever since he has been
<br />Personal Representative whereby the conveyed premises or any
<br />part thereof, are, shall or may be impeached, charged or encum- '"~
<br />tiered in any manner whatsoever; that said premises are free
<br />and clear of liens and encumbrances except easements and zoning
<br />existing or of record.
