Funds far 1'tcxes and Insurance. Subject to Lender's option under paragraphs 9 and 5 hereof, Bor- <br />rower shall pay to Lender on the day monthly installment-s of principal and interest are payable ui,der the <br />Note, unlit the dote is paid in full. a sum (herein "Funds") equal to one-twelfth of the yearly taxes and <br />assessments which may attain p orty over this Ivfortgage, and ground rents on the Property, if any plus <br />one-twelfth of yearly premium installments for ha,_ard insurance, plus one-twelfth of yearly premium in- <br />stallments for mortgage insurance, if any, all as reasonably estimated initially and from time to time by <br />Lender on the basis of assessments and bills and reasonable estimates thereof, Lender shall apply the Funds <br />to pay said taxes, assessments, insurance premiums and ground rents. Lender shall make no charge for so <br />holding and appl}dng the Funds ar verifying and compiling said assessments and bi1Ls. The Lender shall <br />give to the Borrower, without charge, an annual accounting of the Funds showing credits and debits to the <br />Funds and the purpose for which each debit to the Funds was made. The Funds are pledged as additional <br />security for the sums secured by this Mortgage. The $orrower agrees that the Funds may be held lay the <br />Lender and commingled with other funds and the Fender's own funds and the Lender may pay such items <br />from its ow•n funds and the Lendex shall not be liable for interest or dixidends on such Funds. <br />If the amount of the-Funds held by Lender, together with the f"ature monthly installments of Funds <br />payable prior to the due-dates of taxes,-assessments, insurance premiums and ground rents, shall exceed <br />the amount requited to psy said taxes, assessments, insurance premiums and ground rants as they fall due, <br />such excess shall- ias, at Harmwer's option, either procxiptly repaid to Borrower ai credited to Borrower on <br />rtaonthly installments of Funds.
