<br />TRUSTEE'S DEED
<br />This instrument, made this 11 t" day of December, 2009, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on January 8, 2007 as
<br />Instrument No. 200700189 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Deutsche Bank National Trust Company as trustee for the beneftt of the Certificateholders of
<br />Popular ABS, Inc., Mortgage Pass-Through Certificates Series 2007-A, hereinafter. called
<br />"Grantee".
<br />WHEREAS, on July 28, 2009, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to George D. Buettner and Loreli Buettner, husband and wife, Trustors, under that
<br />certain Deed of Trust recorded an January 8, 2007 as Instrument No. 200700189 in the office of the
<br />Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />LOT ONE (1), BLOCK EIGHTY SEVEN (87), WHEELER & BENNETT'S
<br />FOURTH ADDITION TO THE CITY OF GRAND ISLAND, HALL
<br />COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on July 31, 2009, as Instrument No. 0200906333.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008, except any such
<br />parties expressly waiving same.
<br />Subsequent thereto, beginning on October 19, 2009, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska,. a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on December 1, 2009. Publication of such notice was
<br />made for live consecutive weeks on October 19, 2009, October 26, 2009, November 2, 2009,
<br />November 9, 2009 and November 16, 2009, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008,
<br />except any such parties expressly waiving same.
<br />Fursuant to said Notice of Trustee's Sale, Alfred E. Corey, III, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $$0,667.40, it being the highest bidder
<br />therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $80,667.40 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
