Garage doors and mail box doors are to be kept closed at all times except when in use. <br /> u <br /> 2. Boats, trailers, campers and other vehicles are not to be left parked for any length of time in the parking areas. <br /> 3. No playground equipment or day-after-day activities are to be held on the common ground. <br /> 4. Garbage cans, toys, hoses or any nuisances are not to be left on driveways or lawns. Garbage cans are to be put out after dark only the <br /> night before garbage pick up. If the resident is not home to put the cans in the garage immediately after pick up, they should use <br /> plastic bags. <br /> 5. No clothes lines, clothes or bedding are to be hanging in visual areas, <br /> 6. House pets are to be confined to owners' immediate property. Pets should be on leashes, chained or tended to at all times. Droppings <br /> are to be picked up by the owner. <br /> 7. Children under 16 years of age are not allowed as regular residents. <br /> 8. Yard lights are to go on at dusk and remain on until dawn. <br /> <br /> Section B - General: <br /> g. Annual meetings of the members shall be held in January of each calendar year. At this time; four (4) board members will be elected <br /> and will serve as the president, vice president, secretary/treasurer and member-at-large. The president will appoint committee <br /> members. <br /> 10. Roberts' Rules of Order wil l apply. A majority of members rule with one (1) vote per development. Undeveloped lot owners have no <br /> vote. <br /> 11. Homeowners' fees are based according to the homes' square footage to cover insurance. Other covered expenditures are shared <br /> equally,. which. include ground up-keep, snow removal, electricity and all mowing and fertilizing. Fees delinquent for 60 days will be <br /> assessed a 10% penalty and a lien will be filed against their property. The delinquent owner will also be responsible to reimburse the <br /> Homeowners' Association for all legal fees. <br /> 12. Fees cannot be raised more than 5% in any given year unless a majority vote approves. Assessments may be made for special <br /> improvements. <br /> 13. Insurance contracts are made by bids approved by the board. Each homeowner, upon their request, will be provided with a valuation <br /> guarantee. <br /> 14: Voting privileges are restricted to paid-up members only. <br /> 15. Activities involving the use ofthe associations' common areas will be held only with the approval ofthe Board of Directors. <br /> <br /> 16. It is the obligation of any homeowner selling his/her unit to provide the realtor or seller a copy of these covenants. <br /> Section C - Additions, Maintenance and Repairs: <br /> 17. The Association's responsibility for Exterior maintenance shall consist of exterior maintenance upon each Lot which is subject to <br /> assessment. for exterior maintenance. Such maintenance includes, but is not. limited to, the. following: the. repair, replacement, and care <br /> of roofs, gutters; downspouts, and exterior building surfaces. The maintenance of trees, shrubs, grass, sidewalks and drives located on <br /> common grounds are also included as the Associations responsibility. <br /> is. Weeds, low shrubs and rock areas close to the home are to be kept up by the owner or resident. Shrubs are to be trimmed uniformly, <br /> and if not, they will be done and the property owner or resident will be billed. <br /> 19. The Association's exterior maintenance responsibility shall not include painting, repair, replacement or care of glass surfaces, doors, <br /> garage doors, mechanical garage door openers, or any mechanical equipment such as air conditioner condensers and related appliances <br /> and equipment. It also does not include sidewalks and personal driveways on homeowner.property, <br /> 20. Exterior painting is the responsibility of each homeowner according to the color scheme as established by the architectural committee, <br /> and anything not in good working order or appearance is to be promptly corrected. Ifnot, it will be done and the property owner will <br /> be assessed the cost. <br /> 21. All building; additions, or exterior remodeling are to be approved by the architectural committee and is to be done at the owner's <br /> expense. Any common ground or yard repair needed and caused by construction of said homeowner is at his expense. <br /> 22. Any remodeling or repair work needed for the interior of the dwelling unit is to be done at the owners' expense. <br /> 23. Any contractor decisions will be made by the Board. <br />
