<br />BRYAN R. PHELPS, PERSONAL REPRESENTATNE OF THE ESTATE OF
<br />CHARLES R. PHELPS, also known as RUSS PHELPS, DECEASED, GRANTOR, in consider-
<br />ation of Sixty-Two Thousand and No/100 Dollars ($b2,000.00) received from GRANTEES,
<br />CURT A. FENSTER and DOREEN J. FENSTER, husband and wife, conveys to GRANTEES,
<br />as joint tenants with right of survivorship and not as tenants in common, all of Grantor's interest
<br />in the fallowing-described real estate (as defined in Neb. Rev. Stat. §74-201) situated in Hall
<br />County, Nebraska:
<br />The North Twenty-Eight (2$) Feet of Lot Two (2), in Block Twenty-Two (22), in
<br />ScarlTs Addition to West Lawn, in the City of Grand Island, Hall County,
<br />Nebraska and a tract of land abutting thereon described as follows: Beginning at
<br />the Northeast Corner of Lot Two (2), Block Twenty-Two (22), in Scarfl's
<br />Addition to West Lawn, in the City of Grand Island, Nebraska; thence running
<br />West on the North Line of said Lot Two (2) for a distance of One Hundred Thirty-
<br />Two (132) feet to the Northwest Corner of said Lot Two (2); thence Running
<br />North on a Prolongation of the West Line of said Lot Two (2), for a distance of
<br />Thirty-Seven (37) Feet; thence running East parallel to the North Line of said Lot
<br />Two (2), for a Distance of One Hundred Thirty-Two (132) feet to a point on the
<br />Easterly Line of said Lot Two (2), if the same were extended to the North; thence
<br />South Thirty-Seven (37) Feet to the Northeast corner of said Lot Two (2), such
<br />Tract Being a Part of what formerly was West 17th Street in the City of Grand
<br />Island, Nebraska, as vacated by the City of Grand Island,
<br />subject to easements, reservations, covenants and restrictions of record.
<br />GRANTOR covenants with GRANTEE that GRANTOR has legal power and lawful
<br />authority to convey the same.
