<br />together with all oil, gas and other minerals and mineral rights, whether metallic or non-metallic, in and under the lands
<br />described herein, with the perpetual right to ingress and egress to and from said lands for the purpose of drilling, exploring
<br />and mining and in every way operating for such mineral and removing the same, either through itself or its Lessee.
<br />GRANTOR covenants with GRANTEES that GRANTOR is lawfully seised of such real estate, that GRANTOR has
<br />legal power and authority to convey the same, and that the above described Trust has not been amended ar modified
<br />during the time GRANTOR has been lawfully seised of such real estate.
<br />This Deed is a distribution from the Trustee of the above Trust to the beneficiaries of said Trust.
